Al Baraka Parkings & Gardens Waterproofing

The rehabilitation of the Al Baraka Tower's underground structures required a robust and permanent waterproofing solution. Located in the heart of Khartoum, this architectural landmark faced several years of increasingly serious water ingress issues, exacerbated by the high groundwater pressure due to its proximity to the Blue Nile River. These conditions posed a persistent threat to the structural integrity of the building's foundation and underground facilities.

The key challenges in this project included the continuous operation of de-watering systems to counteract the high water pressure, a tight timeline of two months mandated by tenant contracts, and uncertainties surrounding the foundation's condition and the materials employed in multiple previous unsuccessful waterproofing attempts. Over the years, various waterproofing solutions had been attempted, including the addition of another layer of lean concrete. The basement, crucial for the building's operations, including shops and storage areas for transit goods, suffered from widespread leakage, affecting the overall functionality and safety of the tower facilities.

In response, Technocon Engineering Group (TEG), the consulting firm, engaged Uniseal Construction Chemicals Co. Ltd., a trusted partner in complex waterproofing projects, to tackle the issue. They proposed utilizing the unique Xypex Crystalline Technology. Xypex Concentrate and Xypex Patch'n Plug were selected for their demonstrated effectiveness in creating a permanent and self-healing waterproof barrier within the concrete's microstructure.

Xypex Patch'n Plug is a fast-setting hydraulic cement mix capable of halting flowing water within seconds, and it was applied to leaking joints and cracks. Subsequently, Xypex Concentrate was applied over 2,000 m2 on the negative side of slabs and walls, encompassing the basement, elevator pits, and an adjoining water tank. This cementitious surface-applied coating is known for its versatility on both positive and negative side applications and for not requiring a dry surface, providing a durable solution to render the concrete waterproof, chemically resistant, and capable of self healing cracks up to 0.5 mm.

By applying Xypex products, the project team was able to address the water ingress challenges head-on. The Xypex treatment effectively sealed the concrete, stopping leaks and preventing future water damage. This approach not only solved the immediate problems but also enhanced the durability of the concrete structures, ensuring the Al Baraka Tower could withstand the elevated hydrostatic pressures it faced.

The successful implementation of the unique Xypex Crystalline Technology under these challenging conditions underscores its value in enhancing the longevity and integrity of critical infrastructure, particularly in environments prone to high water pressure. This project stands as a testament to the effectiveness of the Xypex waterproofing solutions in ensuring the permanent protection and functionality of the Al Baraka Tower's underground structures.
