Residential Basement Waterproofing Repair

A private residential basement in Arlington, Texas experienced ongoing water intrusion after construction. The foundation walls had been initially waterproofed using injection methods and a surface applied crystalline system.

Months after completion, water leakage became visible through finished drywall, resulting in the removal of interior finishes and significant repair costs after the initial waterproofing methods failed to stop active leaks. The homeowner representative, contractor, and waterproofing company evaluated the conditions and developed a corrective waterproofing approach. The previous systems were removed, and defects were repaired using Xypex Patch’n Plug. A Xypex crystalline coating system using Xypex Concentrate and Xypex Modified was then applied to approximately 1,100 square feet of basement wall surface. 

The Xypex crystalline system penetrated the concrete substrate and reacted with moisture to form insoluble crystals that sealed water pathways and healed active leakage. Progress was documented weekly during a heavy rainfall period by marking and dating leaking locations to demonstrate the advancement of crystallization. Within four weeks of application, all leaks were sealed and the basement achieved full watertight performance, providing the homeowner with a permanent repair solution without the need for membranes or reinjection.
